JEN purchased the Dreyfus Property from a private foundation in December 2011 for approximately $10 million. The property was fully zoned but required completion of a preliminary site plan to prepare the 652 approved units for sale. In addition to processing engineering plans JEN found replacement property for 60 acres of non-buildable conservation property, thereby creating additional saleable units. After receiving development approvals, JEN sold phase 1 of the property for $18 million in December 2012 and the balance for $10 million in March 2014.

JEN purchased the Trailside property in a "quick close" situation in November of 2015 for approximately $16mm. The property was fully zoned but required the completion of entitlement approvals and engineering plans to prepare the 340 units for sale. JEN shepherded the project through the final approvals and sold the project to two large national homebuilders for approximately $24mm within 7 months.

JEN purchased Boston Financial Investment Management (“BFIM”) in September of 2009 from a distressed public company. BFIM is a national leader in equity financing for multifamily apartment properties requiring Federal and State Low Income Housing Tax Credits (LIHTC). During JEN’s ownership period, Boston Financial had $8.3 billion of equity under management and was the asset manager for approximately 1,400 multifamily apartment properties containing 140,000 units. After successfully enhancing operations, JEN sold BFIM to Orix, a Japanese conglomerate, in June of 2016.

JEN purchased Austin Waters on behalf of a public homebuilder for approximately $13 million in May of 2014. The property is a single family village within the greater Austin Ranch master plan at the interchange of Dallas North Tollway and HWY 121, a nexus of job creation and growth in greater DFW. JEN acquired the asset in a specialty finance arrangement in which JEN agreed to fund the land acquisition and development on behalf of the homebuilder. Subsequent to acquisition JEN invested an additional $13mm in developing the land. Over the course of approximately 3 years the builder purchased finished lots from JEN, providing JEN with both a return of and a return on its investment.
